Nunavut Affordable Housing Supply Incentive Program
The lack of affordable options outside of public and staff housing is a challenge for Nunavut. The Nunavut Affordable Housing Supply Incentive (NAHSI) was created to support the growth of the affordable housing sector. The goal: expand the range of housing options available to Nunavummiut, specifically affordable market housing.
NAHSI provides financial support toward the capital development of new affordable housing thereby incentivizing housing developers to increase the supply of affordable rental and homeownership units. Applicants can apply for capital in the form of a 10-year forgivable loan of $150,000 for each eligible affordable rental or homeownership housing unit constructed.
Based on the Nunavut 3000 target of 900 new affordable housing units by 2030, a total investment in this program through NHC could reach $135M, of which up to 100 affordable housing units could be added in the 2024-2025 fiscal year.
Affordable housing refers to housing available for rent or purchase that is below market rates and therefore made more affordable for individuals and families.
Eligible units include single family dwellings, residential multiplexes, condominiums, cooperatives, manufactured, modular homes, and secondary suites. Building camps, nursing homes, special care homes, and other licensed facilities are not eligible.
Eligible applicants for the NAHSI include Inuit organizations, private housing developers, non-profits, condominium corporations and cooperatives who seek to create affordable housing in Nunavut. For more information refer to our Applicant Guide or contact Nunavut Housing Corporation.
